"The Christian Heurich Mansion is a four story (plus an English basement) Flat Iron design constructed of steel reenforced concrete faced with brownstone and brick. It was the first fireproof residence in Washington DC. This is the ground floor parlor looking into the round tip of the flat iron design. The layout is very interesting and attractive. We were lucky enough to get a private tour and take some photos as well. The house is very dark on the inside but retains a charming cheerfulness. I think it might be because it is still used for beer brewing related events and the history of the owner. So many mansions have a sad history of the owner losing it or dying before or just upon completion. But Christian built this house in 1892 and lived in it until his death 1945 at the age of 102. He walked to work at his brewery down the road till the day he died (though the story goes that the Chauffeur followed closely and picked him up when he got to tired😉😉). The house has changed little over its life and is one of the most alluring mansions I have ever visited." 🔹🔹🔹🔹Thanks for following!! Five home hacks that come in handy

  • Forgetting where you kept your keys is a common thing that happens to everyone sooner or later. I ended up leaving my keys in the fridge and was searching helter skelter for them. I never want to lose my keys again and this idea came in very handy. Use a wooden board and brightly colour it. Engrave the word ‘key holder’ on it. Hang it in an obvious place where it’s going to catch your eye. That way as soon as you walk into your home, you’ll see the board and remember that that’s where your keys go and voila you’ll never lose your keys again.
  • Summer time brings its own problems, like your door lock expanding and makes your door stick and stand ajar. Or your door automatically locks, there is a simple solution for this; use a rubber band to keep the door from latching.
  • If your AC is emitting a nasty smell and you don’t know what to do? You don’t have to call anybody to come to your rescue. Be your own hero by taping a good dryer sheet over the AC unit and turn it on.
  • For a clogged drain the bent wire hanger is simple enough, but surprisingly effective. Take a regular wire coat hanger and straighten it out as best you can. Then, bend one end over to create a small hook. Push that past the drain cover and start fishing. You should be able to get all sorts of hair and nasty stuff out of the drain. Remember, you always want to be pulling gunk out, not pushing it further. When you’ve got as much out as you can, run the hot water, and it should clear things up nicely.
  • There’s another problem we all face at home and that’s with all our electronic gadget’s wires sticking out and coming in the way. Lose wires like this can be dangerous as well and we have a clever tip to help you keep your wires in check and your family safe. Use an old shoe box and punch five neatly circular holes in the side. Then put a extension cord in and pull the wire out of the already made holes. That you can use the cord for many appliances at the same time without them getting tangled into each other. Try it, it’s fun and easy to do.

Legal Documents to look for before buying a house

Buying a house is not an issue to be taken lightly. The first thing to do before buying the house you’re going to call home is to find out if all the legal requirements have been taken care of by the builder. Here are a few things to look out for to ensure hassle free living:

Get your papers right

Here is a simple question. How do you prove you’re a graduate and not a high school dropout? Through certificates and mark sheets. Similarly, when you buy a property, the proof that it is legal can be seen in the agreement papers.  Documentation is the first check point. You may argue that the builders advertise heavily and the construction happens in the open, so if it’s illegal, it will catch the eyes of the authorities concerned. Don’t be too sure, you can be caught up in a web of legal procedures if you don’t check this.

Land Record

The title deed is the most important document as it gives details about ownership, rights, obligations and mortgages on the property. So it validates whether the land where the project is coming up has been registered and development rights transferred. Get a copy of it from the builder and cross-check the information with the land record office.

Construction Clearances

The ‘certificate of commencement’ is mandatory to commence any construction of a property. The certificate is issued by the town planning and engineering department post the inspection of the basic foundation for a superstructure and building boundaries. This also means that the builder would have obtained the required licenses, sanctions and permissions for the map that are required before you can even start excavating.

Approved Planning

It is good idea to run an additional check and verify that the building plan and layout plan has been approved and no byelaw applicable in the area has been broken. Make sure that the floor where you have booked your flat has been approved in the building plan. The layout should be in accordance with the National Building Code of India (NBC). NBC is a comprehensive guideline, a code, for regulating the building construction activities across the country. Get this document verified with the local municipal authorities.

No Objection Certificates (NOCs)

The builder should also be able to give you a copy of the urban land ceiling NOC (if applicable), an environment clearance NOC as well as NOCs from the electricity, water and lift authorities, if there is one.

Bearing all this in mind you are now ready to take on the market and find the home of your dreams.

Why buy an apartment on Bannerghatta Road

Bannerghatta Road commonly known as BG Road is an Indian State Highway in Karnataka that connects Bangalore with towns of Bannerghatta village, Jigani and Aneka . It has a total length of 49 kilometres. It starts as a branch from Hosur Road near the Adugodi Christian cemetery and ends at Anekal town. In 2011, the Bruhat Bangalore Mahanagara Palike announced that the road would be widened in several places and underpasses and flyovers would be built at major junctions. In October 2013 BBMP has announced to widen the road within two months.

The Government of Karnataka has also cleared the second phase of Namma Metro which proposes a third line from Gottigere to Nagavara via the Indian Institute of Management Bangalore (IIM-B). The project has been designed to significantly reduce the traffic load on Bannerghatta Road and is considered particularly important, as the area continues to develop as an urban centre including the introduction of new apartment complexes and shopping malls.  The main junctions and traffic hotspots on this road are at Adugodi, Dairy Circle, Sagar Hospital, Gurappanapalya, Sri Jayadeva Institute of Cardiology, N. S. Palya, Bilekahalli, Arekere Gate, Hulimavu Gate, Gottigere, Bannerghatta Circle, Koppa Gate and Jigani Industrial Area. The NICE BMIC peripheral ring road cuts this road a little beyond Gottigere. In one of the first private-public partnerships in the city, South Avenue, Bannerghatta Road has been widened to four lanes by Mantri Developers, for approximately five kilometers south of Jayadeva underpass. The Diary Circle and the Jayadeva grade separators are on this road. Bannerghatta Road also has intersections with many major roads, such as Hosur Road, Outer Ring Road, and NICE Road.
