Architecture trends from around the world

Architects from 2015’s most innovative companies look into their crystal balls and devise ways that will shape the way buildings are designed. What does the future of the architecture industry hold? Trends with a rosy future for the structures that surround us every day are foreseen to change in the next five years. Architects predict that these buildings won’t be as flashy, but they’ll be far more useful on an everyday basis. Interestingly they may be built of a material you haven’t even heard of yet.

Here are some of the ways that architects expect the field will change in the near future:

Starchitecture will dim
Attention to the paradigm shift from focus on the artifact—the physical thing—to a greater emphasis of the opportunity represented when people gather is seen now days.

Architecture will be more collaborative
As clients become more interested in thinking outside the physical box of the building, architects will need to collaborate with more experts from different fields. We are already seeing today broad design teams that include social anthropologists and environmental scientists who are creating, nurturing, sustainable and meaningful environments for potential homebuyers. The future will see policy makers joining these teams which will be a more holistic perspective of the built environment and effect broader change.

The divide between public and private space will melt away
Going beyond the client perspective, there’s also always a responsibility to the public as well. C.F. Møller’s Julian Weyer while constructing a Swedish high-rise apartment building, the firm explored how different functions of the building might be expanded to benefit not just its residents, but the city as a whole. They decided to make some spaces open to the public within the building, like a recycling facility. This bridged the divide between public and private space.

Chinese architecture will be more subtle
Known for some of the tallest and most unusual-looking architecture in the world, China has proven to be a fertile market for architecture in recent years. This year will see the market trending toward more sophisticated design as the country urbanizes and the real estate industry gets stronger.

You might work in a tower made of wood—or mud
The newfound availability of cross-laminated timber panels, engineered to be stronger and more fire-resistant than traditional wood, has allowed architects to build taller with timber. But wood probably isn’t the only ancient building material we will rethink in the next few years.

Bizarre is always better

There are new methods constantly being tested like rammed earth, an ancient technique (using a dirt mixture) that is still used to build houses in places like Australia, South Africa, and the southwest United States. Technological advances in wood/timber construction have made it possible for us to re-image some well-known building types.

Hope this article piqued your interest about delving into the real estate market and own one of these bizarre looking home.

Traffic getting you down?

Don’t stay stuck

One of the major issues facing our city and most parts of the country are the roads. Ask anybody and they’ll tell you how we are cheated of good roads. Even after the road has been repaired, after one heavy rain it is all washed away. The road has not only gone back to the way it used to be but most often gets worse.

Our city is expanding year by year, we’ve stretched the limits. There is no problem with the inflow of people settling here and for that we do need places for them to live. What should be done is to look into the future and see if the water and road space is wide enough to accommodate the 100s of cars that will soon be plying on those roads. The first thing you feel even before you step out of your home is frustration because you know what you have to face. This doesn’t have to be your everyday feeling. Instead come together and help make a difference and stand your ground. If you feel that things need to be done to better your residential area, then make a change.

Advantages and disadvantages of living in an apartment.

Our cities have started to grow vertically on account of residential apartment complexes, shopping malls and multi-storeyed office space, technology parks etc., being built at a frenetic pace. The saying rings true in every scenario there will always be bennifits and disadvantages and this is true even when it comes to properties. Let’s take a look at the many advantages and disadvantages of living in an apartment

Advantages of living in an apartment

  • You have a wide choice of dwellings at various price points at various locations with specifications according to one’s means and choices. It is practically a super market out there!
  • You have an opportunity to live in a gated community and develop lifelong friendships and learn to live as a member of a community.
  • The apartment complexes, by virtue of a large number of households, attract a large number of businesses to be set up nearby and within no time the area develops and becomes self sustainable. This also results in appreciation of the property. Locational advantage over a short period of time!
  • With amenities like clubhouse, swimming pool, gymnasium, shopping complexes, ATM etc., apartment complexes can provide access to various facilities within the complex.
  • Garbage segregation and collection is done responsibly without stinking up the neighbourhood.

Now let’s take a look at the disadvantages

  • The biggest drawback is that you cannot do any independent add-on construction or alterations.
  • Keeping pets is difficult if other residents have problems with it and complain about it.
  • You are bound by decisions taken by your owners’ association even if you personally disagree with them
  • You can at the most keep potted plants in your balcony. You cannot dream of having a garden and growing your favourite fruits and vegetables.
  • One of the main components of maintenance can be water charges. The water requirement is massive in an apartment complex and the civic authorities’ arrangements for water supply may have to be supplemented by buying water from private vendors at very high cost.

In the end, all properties have advantages and disadvantages. What is important is deciding what works for you. Always remember, just because a certain thing might have a lot of advantages, it does not necessarily mean it’s the right thing for you. SO go ahead and look at all the options before making the your final decision.

Legal Documents to look for before buying a house

Buying a house is not an issue to be taken lightly. The first thing to do before buying the house you’re going to call home is to find out if all the legal requirements have been taken care of by the builder. Here are a few things to look out for to ensure hassle free living:

Get your papers right

Here is a simple question. How do you prove you’re a graduate and not a high school dropout? Through certificates and mark sheets. Similarly, when you buy a property, the proof that it is legal can be seen in the agreement papers.  Documentation is the first check point. You may argue that the builders advertise heavily and the construction happens in the open, so if it’s illegal, it will catch the eyes of the authorities concerned. Don’t be too sure, you can be caught up in a web of legal procedures if you don’t check this.

Land Record

The title deed is the most important document as it gives details about ownership, rights, obligations and mortgages on the property. So it validates whether the land where the project is coming up has been registered and development rights transferred. Get a copy of it from the builder and cross-check the information with the land record office.

Construction Clearances

The ‘certificate of commencement’ is mandatory to commence any construction of a property. The certificate is issued by the town planning and engineering department post the inspection of the basic foundation for a superstructure and building boundaries. This also means that the builder would have obtained the required licenses, sanctions and permissions for the map that are required before you can even start excavating.

Approved Planning

It is good idea to run an additional check and verify that the building plan and layout plan has been approved and no byelaw applicable in the area has been broken. Make sure that the floor where you have booked your flat has been approved in the building plan. The layout should be in accordance with the National Building Code of India (NBC). NBC is a comprehensive guideline, a code, for regulating the building construction activities across the country. Get this document verified with the local municipal authorities.

No Objection Certificates (NOCs)

The builder should also be able to give you a copy of the urban land ceiling NOC (if applicable), an environment clearance NOC as well as NOCs from the electricity, water and lift authorities, if there is one.

Bearing all this in mind you are now ready to take on the market and find the home of your dreams.
