Why buy an apartment on Bannerghatta Road

bangalore

Bannerghatta Road commonly known as BG Road is an Indian State Highway in Karnataka that connects Bangalore with towns of Bannerghatta village, Jigani and Aneka . It has a total length of 49 kilometres. It starts as a branch from Hosur Road near the Adugodi Christian cemetery and ends at Anekal town. In 2011, the Bruhat Bangalore Mahanagara Palike announced that the road would be widened in several places and underpasses and flyovers would be built at major junctions. In October 2013 BBMP has announced to widen the road within two months.

The Government of Karnataka has also cleared the second phase of Namma Metro which proposes a third line from Gottigere to Nagavara via the Indian Institute of Management Bangalore (IIM-B). The project has been designed to significantly reduce the traffic load on Bannerghatta Road and is considered particularly important, as the area continues to develop as an urban centre including the introduction of new apartment complexes and shopping malls.  The main junctions and traffic hotspots on this road are at Adugodi, Dairy Circle, Sagar Hospital, Gurappanapalya, Sri Jayadeva Institute of Cardiology, N. S. Palya, Bilekahalli, Arekere Gate, Hulimavu Gate, Gottigere, Bannerghatta Circle, Koppa Gate and Jigani Industrial Area. The NICE BMIC peripheral ring road cuts this road a little beyond Gottigere. In one of the first private-public partnerships in the city, South Avenue, Bannerghatta Road has been widened to four lanes by Mantri Developers, for approximately five kilometers south of Jayadeva underpass. The Diary Circle and the Jayadeva grade separators are on this road. Bannerghatta Road also has intersections with many major roads, such as Hosur Road, Outer Ring Road, and NICE Road.

How to keep your house cool in the summer

stay-cool-in-summer-style-girlfriend

The weather in Bangalore catches you by surprise, you never know what to expect. The mornings are generally cooler but by 1:00 or 2:00 in the afternoon, it starts to get real hot. Have you ever worn something like a jacket or sweater in the morning only to regret it later post 12:00 PM? Our city’s weather can do that to you. Our city is known to have the perfect weather, hot and cold when it needs to be. Right now of course we are experiencing excellent weather, with rains making the air cool with the smell of wet earth.

There are of course two sides to every coin and story. The weather may be beautiful putting most people in a very content mood at the same time though this weather can be harmful not just for you but to your house as well. What can happen to your house during the hot summer is if it’s too hot and the rays of the sun are beating down on your house, the paint tends to dry and flake, making your house weaker from the inside. The heat can seep through and burn pipes causing leakage of water, sometimes it’s the drain that leaks and you don’t want that.

During the summer our houses (for those of you who don’t have ACs) the air inside can feel like a furnace, making you sweat a lot. What you could do in this situation is get a bucket of water. Place it directly under the fan and in no time the water is going to evaporate because of the heat and the cool breeze slightly solidifies it and then it splashes refreshingly cool water on you. The easiest way is to paint it white. It will not then absorb the heat if it is a big area. You remove the plasterboard to the underside of the roof and use an insulation material such as polystyrene sheet or granules. If it is a pitched roof with loft access then place insulation between the ceilings joists. Another well recommended tip is if you have place in and around your house area you could grow trees next to it. Trees come with so many benefits; they give us the oxygen we need! Plus when it’s a windy day the breeze coming through the trees not only gives off a fresh feeling but it is good for our health.

If your terrace is easily accessible then every now and then you could go up there and douse the place with water. That will ensure that cool air seeps in and not just hot dry air. You could add awnings, install them on the south- and west-facing windows to reduce solar heat gain by up to 77%. Make your own by tacking up sheets outside your windows and draping the ends over a railing or lawn chair.

Install energy-saving window films on east- and west-facing windows, which will keep you cool in summer, but let in the warming sun in winter. Mirror-like films are more effective than coloured transparent films. Be sure to open windows when the outside temperature is lower than the inside. Cool air helps lower the temperature of everything — walls, floors, furniture — that will absorb heat as the temperature rises, helping the inside air stay cooler for longer. To create cross-ventilation, open windows on opposite sides of the house. Good ventilation helps reduce VOCs (Volatile Organic Compound) and prevents mould.

Ceiling fans: For maximum cooling effect, make sure ceiling fans spin in the direction that pushes air down, rather than sucks it up. Be sure to turn off fans when you’re not in the room, because fan motors give off heat, too.

You’ll save money and reduce heat output by turning off appliances you’re not using, particularly your computer and television. Powering down multiple appliances is easier if you connect them to the same power strip.

Don’t use heat- and steam-generating appliances — ranges, ovens, washers, dryers — during the hottest part of the day. In fact, take advantage of the heat by drying clothes outside on a line.

These are easy breezy steps that you could do yourself to keep your home cool during this summer.
