Why investing in real estate in Bangalore is a good idea

Bangalore was once the ‘garden city’ and ‘retirement hub’ of India. Many people came here to live out their retirement in the midst of greenery and trees when in bloom made the city and roads a colourful platter. The streets would be littered in vibrant colours of flowers that made it look like a velvety bed. The city now has grown exponentially in the past decade transforming into a place for the IT and technologically inclined from all over the world to get better job opportunities. During this decade of transformation the real estate market offered excellent return on investment. Companies from across the globe have set their sights on Bangalore and it has attracted some of the best known names in international business using millions of square feet in commercial floor space. The demand for residential space goes hand in hand with IT development because all the employees need a place to live with their family. Properties addressed by scores of promoters – local, national and international. While the traditional hubs have been Bangalore South consisting of Jayanagar, JP Nagar and recently Kanakapura Road, Bangalore East has been emerging with Sarjapur Road booming in recent months. However Bangalore North consisting of Hebbal, Yelahanka, and Devanahalli which houses the International Airport, is now poised to experience a boom delivering excellent ROI over the years.

You don’t have to be on the fence about moving to this beautiful city with the best weather year round and flora unmatched in other cities and the world. There are several reasons why Bangalore City should be your first choice.

Firstly, the choice of offerings available to prospective buyers is really impressive – the city has some of the world’s best known developers with a wide range of properties to choose from – villas, villa plots and apartments in various areas and across various price points to suit customer convenience and budget. With customers from across the globe opting for homes in Bangalore, developers are offering properties comparable to international standards – global contemporary design, excellent materials, and proven business practices. Of course the prices are competitive.

If you’re still not sold on the idea of making Bangalore your new home base then other encouraging aspects is the economy which is set for a revival. More investments are expected which would translate to more jobs and this means a good time to buy a home. Adding to this, home loans are getting easier with several banks and financial institutions offering borrower-friendly loan options at attractive rates of interest, flexible payment and closure terms.

Bearing all this in mind it is the right time to invest in a home or property. Give it a serious thought; evaluate the options before you take a decision today. It will be among the wisest you would have made.

DIY home fixes

We spend a lot of our hard earned cash on unnecessary expenses and things that we can repair ourselves instead of calling a ‘handy-man.’ In our country help like that can be difficult to find and when you do they are sometimes unreliable or they charge way too much… but don’t fret. Here are five home repairs you really should know how to do yourself :

  • Prepping your paint jobs like a pro: Whether you want to paint a whole room or just need to cover a nail hole, nothing helps to maintain or improve the appearance of a room like paint. Before you start collecting colour swatches, there are some things to keep in mind. Painting, when it’s done well, can increase the value of your home and add style and flair to your space. Start by removing any fixtures or hardware that might get in the way of your project. After you have an unobstructed shot at the walls, clean them with a damp sponge or a dry cloth. Now you’re ready to mask any molding, built-ins and baseboards with painter’s tape and start laying down drop cloths. After that, painting your room will be easy.
  • Dealing with doors: From squeaks to sticking, door problems are usually minor but can be a nuisance. Tighten loose screws by first placing a door wedge on the latch end of the door to balance the weight. If the screws look OK but the door meets resistance when it closes, make a note of the tight spots.
  • Applying Caulk: Caulk is the bead of rubbery stuff between your tub, shower or sink and the wall, or between your toilet’s outer rim and the floor. Over time, caulk can discolour or deteriorate, leaving your home vulnerable to water damage and mold growth. If you don’t have much confidence in your ability to lay down a smooth, even bead of caulk, there are caulk strips on the market that you simply unroll and press into place. They take the artistry out of the process but are a pretty foolproof solution if you want to do the job in a hurry and have a standard installation.
  • Repairing a faucet washer: Fixing a leaky faucet is one of the most common household repairs. It sounds like an insignificant problem, but all those drips add up. If you want to stop a leaky faucet without expert intervention, the process can be pretty simple, depending on the type of faucet you have. Start by shutting off the water to the faucet. There’s usually a shutoff valve somewhere nearby. If not, you can always temporarily shut off the water to the entire house and turn it back on again later.
  • Unclogging a clogged toilet: The first order of business is not to panic. Instead, become a detective and determine whether or not any foreign object may have ended up in the toilet bowl by accident. Households with young children are very prone to toilets that play host to all manner of toys. If this is the case, you may be able to put on some sturdy gloves and just fish the object out. Use a plunger to clear the toilet.

5 things to remember before buying a new house

It’s not easy buying your own home, there is a lot of thought that goes into it. Many people start planning for a new home years in advance; they save and make sure everything is in order before they go house hunting. Think before you leap There are many things to look into before you buy a new property. We have compiled a list of five things that you could do to prepare yourself:

  1. Having a checklist: Whether you are a first-time buyer or an experienced owner, buying a house requires a “pre-flight check,” this ensures that you’re always on track and know exactly what you’re going to do and when. This “pre-flight” check helps you to stay on schedule.
  2. Realistic debt-to-income ratio: For conventional loans, a safe formula is that home expenses should not exceed 28 percent of your gross monthly income this ensures that you always have money in the bank for any sort of emergency.
  3. Don’t forget loan fees: Another cash expense: closing costs. Whatever your loan source, you’ll also need money to pay closing costs. So don’t forget to pay any outstanding bills before you go into the market for a new home.
  4. Build a healthy savings account: Building your savings is something you should do over and above saving money for the down payment and closing. It’s always better to start saving for a new home at least a couple of years in advance. Keep money aside for all the necessary and miscellaneous expenses.
  5. Get preapproved for a mortgage: For serious home shoppers, “the No. 1 thing is they better have everything in order,” That means that, before the real home shopping begins, you want to get financing in place. And the preapproval process is “much more extensive” than it was a few years ago.

The characteristics of a good real estate agent

It is a big decision to buy a new house there are so many real estate developers and so many houses, apartments, gated communities, villas and villa plots. There is also re-sale on many of these properties, so really you are left with wondering who to trust. So many ads everywhere, in the papers, magazines and billboards all claiming luxury, comfort, road connectivity, atmosphere and lots more. We are spoiled for choice and deciding on which real estate agent you’re going to let help you find that perfect home for you and your family can be tricky.

What makes a good real estate agent?

It isn’t easy to choose from the 100s but there are tell-tale signs that characterize a good real estate agent and someone you can trust. “Local knowledge- It is incredibly important for the person selling a home to have recent sales experience and success at selling homes in the area.” That was just one example to show whether your real estate agent knows his/her stuff. Other characteristics include:

  • Local knowledge:

It is incredibly important for the person selling a home to have recent sales experience and success at selling homes in the area.

  • Organized with attention to detail:

A real estate agent that is organized and likes to work with attention to detail is the one that is most likely to sell a home. Great agents know the tiniest changes sellers can make to improve the sale-ability of their home.

  • Connections and representation:

The top agents come to a home with a prospective buyers list. They also are working with a well known realty agency.

  • Tenacity:

Sellers want an agent that is tenacious. They follow up quickly after every time the home is shown. They appear to work hard and they rarely give up.

A real estate agent that’s the best suited for you should also be aggressive but polite, a flair with good grooming; can’t really trust somebody who is dressed shabby. First impressions are always what sticks with you. He or she should have knowledge of technology and overall and most important he/she must be honest and hardworking.

Getting good return on investment

One of the main reasons new investors lose money is because they chase after unrealistic rates of return on their investments, whether they are buying stocks, bonds, mutual funds or real estate. To make anything happen in this life you have to look risk straight in the eye and face it right on.

We’re here to help

It can be confusing when you’re not well versed in real estate and its kinks. There’s no need to fret, we’re here to help. We are going to discuss ways you could get a good ROI:

  • You need to know how/why an investment actually rises in value
  • Your goal is to keep pace with “the market.”
  • There’s a huge difference between “averaging 12%” and “getting 12% every year.”

There are but a few things you could bear in mind while in the real estate market. The economy and the financial world have changed. We live in the modern economy. Our historical economy is nearly unrecognizable, in the world today. Technology has brought efficiency, and efficiency has transformed our old economy into what it is today.

Keeping children safe at home

In most countries abroad there are social workers to keep an eye on families with children and to check if the house is safe for them. If the area they live in is safe as well, they check if there are any hazardous things in and around the house. There are many movies on television about social workers taking a look and seeing if it’s a kid’s safe zone. Movies like Precious, Case 39, I am Sam and more.

But in our country there isn’t a social worker system and that’s probably because of our vast population. The population in Bangalore has grown about 30 lakh in the last 10 years. It is growing at an alarming pace but there are apartments, villas and independent homes that take every precaution to ensure that you and your children are kept safe.

Baby proof your home

There are so many things that can be dangerous for children, like exposed wires, drawers that can be opened easily, and the gas stove knobs and small objects that a child might put into their mouth. Anything really can pose a problem. But you don’t have to fear for there are answers and tips to guide you through the process of making your home child friendly. You could do things like making sure all your electrical wires are not exposed and cluttered around. Drawers should have a child lock on it. Sharp and tiny objects should be kept in a place out of your child’s reach. Most importantly talk to your child about in-house safety.
